Al Mouj Muscat (originally launched as The Wave) is Oman's flagship master-planned coastal community — 450+ acres spread along the northern coast, anchored by a full-service marina, a PGA-standard 18-hole golf course, and the Al Mouj Boulevard retail strip. It's the single most established address in the ITC segment: nearly 20,000 residents across 85 nationalities, seven operating five-star hotels, roughly 3.2 million tourist visits a year. What to weigh

Not everything about Al Mouj is a match for every buyer:

  • Price premium. ITC + waterfront + brand hotels stack the price above what you'd pay in Al Khuwair or Ghubrah for a similar unit type. Expect to pay for the address.
  • Tourist footfall. 3.2 million visitors a year is great for restaurants but means public spaces are lively — some buyers looking for quiet prefer inland enclaves.
  • Association fees. Community service charges are higher than most Muscat districts and grow slowly with inflation.
