Muscat Bay is a low-density luxury resort village tucked into a secluded valley between the Al Hajar Mountains and the Gulf of Oman in Qantab — about 25 km and 20 minutes from downtown Muscat, 45 minutes from the airport. What was previously marketed as the separate Bandar Jissah ITC has been rolled into Muscat Bay, so today the two names refer to the same continuous freehold-eligible development. The mix is Zaha apartments + duplexes, lagoon-side residences, and luxury hilltop or island villas, paired with the on-site five-star Jumeirah Muscat Bay hotel.

Why people choose it

  • Genuine exclusivity. Cove geography + gated single-entrance access + hotel-integrated master plan — this is the quietest ITC of Muscat's coast.
  • Combined natural setting. The only Muscat address with both a private beach (1.8 km) AND the Al Hajar mountains directly behind. Aesthetic and lifestyle appeal are both real.
  • Freehold + residency, same terms as Al Mouj. ITC status means 100% ownership for any nationality plus renewable investor residency.
  • Hotel-adjacent amenities. Residents get resort privileges with the on-site Jumeirah — spa, restaurants, beach club, gym — that would cost separately in a non-integrated address.
  • Low-density supply. Total unit count is a fraction of Al Mouj — scarcity supports capital appreciation.

What to weigh

  • Distance from the city. 20-25 minutes from downtown is fine for a resort lifestyle but a real commute if you work in Ruwi or MSQ every day.
  • Ongoing construction. Phase II + III are still delivering. Live in a completed unit — accept some site noise or wait for full completion (currently 2026+).
  • Thin resale market. Fewer units in circulation means less price transparency and slower exits than Al Mouj.
  • Rebrand note. Older documents may still reference Bandar Jissah as a separate ITC. It is not — those units are now part of Muscat Bay's title regime.
